身為國家工業火車頭的不動產業,近年來因整體大環境的改變,不動產業從低迷中復甦,許多企業不斷成長。然而,總是依恃著景氣循環或是政府利多並非不動產業可供生存的長久之計,對企業而言,唯有藉由厚植本身的競爭優勢,才能在競爭的浪頭中站穩一席之地。
因此,本研究欲了解改善團隊社會資本與知識管理,透過價值管理技術,對服務創新績效的影響,試圖為不動產業建立起一可供依循的方針。
本研究問卷發放對象以台北、台南、高雄三地區之房仲業公會人員為主,共計回收有效問卷174份,經路徑分析後,研究結果如下:
1. 團隊社會資本對知識管理能力與價值管理技術有顯著正向關係。
2. 知識管理能力對價值管理技術有顯著正向關係。
3. 價值管理技術對團隊社會資本與知識管理能力而言,不具影響服務創新績效之中介效果。
4. 不同的企業特性在團隊社會資本、知識管理能力、價值管理技術與服務創新績效之間,不存在顯著差異。
Real estates have played a critical role in the development of Taiwan economy. Owing to the change of the industry environment, the real estates have recovered from a bad condition. However, it is not a good way to depend on the real business cycle or the government policy. With highly competitive industry environment, the only way to sustain the firm is to foster the competitive advantage.
Thus, this study attempted to investigate how real estates improve their team-social capital and knowledge management and then to successfully achieve innovative performance by value management, in hope of providing a reference for real estates in this highly competitive industry environment.
A total of 174 valid questionnaires were collected from the real estate agents who live in Taipei, Tainan, and Kaohsiung. Empirical findings include:
1. Team’s social capital has the positive contribution to knowledge management and value management.
2. Knowledge management has the positive contribution to value management.
3. Team’s social capital and knowledge management can not positive contribution to innovative performance through the mediation of value management.
4. Different types of industries don’t have any significant differences in the four dimensions, namely team’s social capital, knowledge management, value management and innovative performance.
