「建築」是綜合性技術的統稱,且包含著設計與施工的整合。作為一門結合藝術創作和實務理論的學科並行,和其他行業類別不同。在民間建築工程個案的實務上有70%以上的工作必須仰賴施工人員在工地現場施作完成,對於營建施工者而言,包括和業主、建築師及設計師之間的溝通協調工作以及結合各個專業工班領域的工程技術、營建管理、再到建築美學應用,都必須透過各個階段的設計及施工的整合才能完成。設計與施工如同滑雪時雙腳的兩塊滑雪板,左右雙腳不但要互相輪流關照向前,並且要保持平衡(整合)才能順利滑行。
在現今網際網路發達之時,人們對於接收世界各層面建築的資訊也唾手可得,對於營建施工者(營造公司)在民間建築工程個案的業務來源,除了有長期合作的建築師及設計師之外,也不乏有多方合作的業務來源,例如私人業主、不動產業者、建設公司等等。在這多方合作的業務來源模式下,營造公司角色扮演尤其重要。藉由同一個單位整合設計與施工的連貫性,一方面能夠有效解決各個專業工班之間的工程界面接續問題。另一方面營造公司擔任協調者角色,使業主與建築師三者之間的溝通能更密切,以達業主期待的目標。
本研究案例是業主委託營造公司統籌興建民宿經營生意,由營造公司為主導的一個建築個案,並擔任一個整合性統包 (Turnkey Project) 的角色作為實務探討。藉由轉化業主的經營需求預算到建築師的設計圖面整合再落實到現場的營造施工連貫歷程作一個完整記錄。並研究建築個案從無到有的執行過程中,營造公司面對的多層面向整合問題解決,包括建築計畫、建築設計、營造施工、工法及工序等的工程考慮及面對業主財務預算上對建築設計、營造施工的價值認知調整,並且符合法規層面、結構、機電系統及設備、室內設計及裝修工程等等,在各工程衝突點以達完工成果完善。另外,營造公司團隊除了在工程承攬不同於民間傳統式的發包方式之外,一方面建立在業主信任的基礎下,整合各項計畫從建築計劃(pre-design)的參與、建築設計階段的整合及營造施工階段的執行作一個完整記錄,並且作為下一個新建築專案的檢討參考與工程回饋,除了達到營造公司精益求精的營運方針之外,也達成業主的需求目標及多方多贏的目的。
"Architecture" is a general term for comprehensive technology and includes the integration of design and construction. As a discipline that combines artistic creation and practical theory in parallel, it is different from other industry categories. In the practice of civil construction projects, more than 70% of the work must be completed by the construction personnel on the construction site. Including communication and coordination with the owners and architects, as well as the integration of engineering technology, construction management and architectural aesthetics in various professional fields, all must be completed through the integration of various stages of design and construction. The design and construction are like two snowboards with two feet when skiing. Not only do the left and right feet take turns to look forward to each other, but also to maintain balance (integration) to slide smoothly.
When the Internet is now developed, people are also at their fingertips to receive information on all levels of architecture in the world. For the business sources of construction companies in private construction projects, in addition to long-term cooperation with architects, there are many business sources with multilateral cooperation, such as designers , Real estate industry, construction company, etc. In this multi-party cooperative business source model, it is particularly important to create a company's role playing. By integrating the continuity of design and construction by the same unit, on the one hand, it can effectively solve the problem of engineering interface continuity between professional workers. On the other hand, the construction company assumes the role of coordinator, so that the communication between the owner and the architect can be closer to achieve the goal that the owner expects.
In this case study, the owner entrusts a construction company to coordinate the construction of a homestay business, and the role of an integrated turnkey project led by the construction company is a practical discussion. Make a complete record of the coherent process of construction and construction from the transformation of the owner's business needs to the integration of the architect's design drawings and then implementation to the site. And study the implementation process of the construction project from scratch, the construction company faces the multi-layer integration problem solving, including the engineering considerations of the construction plan, architectural design, construction, construction method and process, and the financial budget of the owner. Architectural design, construction and construction value recognition adjustment, and compliance with the legal level, structure, mechanical and electrical systems and equipment, interior design and decoration projects, etc., to achieve perfect completion results at the conflict points of each project. In addition, the construction company team is different from the traditional folk-style contracting method in project contracting. On the one hand, it builds on the trust of the owner, and integrates various plans from the participation of the construction plan (pre-design) and the construction design stage. Integrate and create a complete record of the execution of the construction phase. And as a review reference and engineering feedback for the next new construction project, in addition to achieving the construction company's operational policy of excellence, it also achieves the owner's needs and goals and the goal of multi-win.
