有關文化資產的活化再利用，目的在於延續保存其使用年限，將歷史、文化、美學用以續傳承後代子孫。

本研究透過文獻回顧、調查法、分析歸納法，從文獻中整理提出適用於古蹟、歷史建築及聚落建築群此建築類文化資產之使用後評估表。以臺北市都市更新處「都市再生前進計畫」及臺北市政府文化局「老房子文化運動」為案例，經調查步驟，得出公有歷史建築活化再利用之現況，發現問題探討因應對策及提出建議：

一、在進行修復及再利用前應以調查研究為優先，以彰顯文化資產價值。

二、後續的使用及營運，重點在人事財務管理以及館舍的維護，以達到保存維護目的。

三、有關專家學者、建築師、營造廠及其從業人員，政府、代管方、公民參予，各角色所應賦予的責任、任務、與使命，並應各司其職。

四、建立並修正再利用適宜性原則，促成永續發展之可行性。

此外，經比對古蹟及歷史建築之相關法令規範，兩者之差異於古蹟之修復對於專業古蹟工地負責人資格及工藝、彩繪等匠師之規定，故使用後評估表亦可套用在對於古蹟及歷史建築的用後評估，以進行調查、評比、歸納分析其再利用之營運使用現況，期本研究之使用後評估表可廣於推廣運用，以達永續發展。

Through literature review, survey research,and inductive research this study organized from the literature, and proposes a post-occupancy evaluation form for the architectural cultural heritage of historic sites, buildings, and settlements. Taking the “Urban Regeneration Station” of the Taipei City Urban Regeneration Office and the “Old House” of the Department of Cultural Affairs, Taipei City Government as examples, after investigation, the current situation regarding the activation and reuse of public historical buildings was obtained, the associated problems were discussed, and countermeasures were proposed.

1.Prior to the restoration and reuse, priority should be given to investigation and research in order to highlight the value of cultural heritage.

2.The focus of the subsequent use and operation should be on human resources and financial management as well as maintenance of the bildings to achieve the goal of preservation and maintenance.

3.The responsibilities and missions of each of the following roles should be appointed and the relevant duties should be performed: relevant experts, scholars, architects, construction companies and relevant practitioners, the government, managers, civil participation.

4.The principle of re-use and suitability should be established and corrected to promote the feasibility of sustainable development.
