歷史老屋深具歷史文化意義與保存再生價值，忠實呈現民眾長久以來的生活文化，塑造舊街區的在地特色與文化底蘊，同時經由將歷史老屋再利用後，帶動舊街區的居住與消費人潮，同時對於環境資源也是永續利用；由此可知，歷史老屋再利用扮演著都市再生的關鍵角色。然而面臨到保存、開發抉擇時，歷史老屋因於維護成本高、屋況不佳等問題，再加上財務估算時殘餘價格低，常遭屋主拆除，不如文化資產可受到妥善保存，造成城市的在地特色逐漸消失，扼殺其淵遠流長的庶民文化。在永續的都市規劃中，社會面與經濟面都是必要的發展面向，如此只關注於經濟面的價值過於僵化單一，鑑於社會性政策已逐漸受到政策制定者的重視，如此忽略歷史老屋本身所蘊含的社會價值所產生的效益，對歷史老屋的價值評估失衡，頗失公允，因此本研究探討歷史老屋透過再利用後所帶來的社會價值。
研究首先透過文獻分析法蒐集與歷史老屋主體相似的文獻，汲取社會價值相關論述，初步分類為六大面向與二十二項社會價值。再來使用模糊德爾菲法，以三十八份專家問卷得出的專家共識門檻值篩選此二十二項社會價值，篩選結果為五大面向與十七項社會價值。最後透過深度訪談來實際驗證於歷史老屋再利用後十七項社會價值的內涵，透過訪談九位經營者後，共有十項歷史老屋再利用社會價值顯著，為學校教育、社會教育、自我認同、遺產責任、情感凝聚、集體記憶、文化保存、文化活動、文化特色、社區參與，然而社區教育、社區認同、文化認同、社會共識、建物保存、社區意識與社區特色仍相對薄弱，發現目前存在歷史老屋與社區關係連結弱，且一般民眾對於歷史老屋仍認知不足，另外承租型經營者較消極被動之情形。
綜合上述，透過本研究可強化建築再利用的領域裡對社會性研究較薄弱的缺口，將模糊的再利用社會價值概念具體化，再來透過訪談驗證，也能檢視歷史老屋透過經營者再利用後實際的發展情形，進而提供未來歷史老屋或建築相關再利用政策的建議。另外，本研究也能成為未來歷史老屋進行非市場價值研究的先期研究。期望藉由探討歷史老屋再利用的社會價值，可以提升產官學界對歷史老屋的重視，繼而願意保存維護，賦予歷史老屋新生機。

Reusing heritage buildings is an essential strategy for sustainable urban regeneration. However, the social value of reusing heritage buildings is often ignored. Due to the vague concept of social values, the reuse of social research is scarce. Therefore, the purposes of this study are to clarify the social value of heritage buildings reuse and also to verify the connotation of social values. Then, this paper adopted the Fuzzy Delphi method to classify the social value system of heritage building reuse, with a total of five dimensions for seventeen values. In addition, this study conducted the In-depth interview with nine respondents. To sum up, it is found that the current relationship between heritage buildings and communities is weak. Secondly, the general public still lacks awareness of heritage buildings. Additionally, the rent-type shopkeepers are more passive than own-type shopkeepers.
