因為都市化的結果，讓零售商業的組合在每個時代變得非常重要。都市更新的工作，也涉及到工作、居住、休閒、交通等機能的重塑。在路網鋪設完成後，城市的各種空間形構大致會產生一些「中心」，這些「中心」吸引了人流、物流、資本和資訊的匯入匯出。各種密度和土地使用強度都不斷在變化，於是就變成了CBD，即便是後來它的建成環境窳陋了，還是「中心」。

本研究以高雄捷運中央公園玉竹商圈為例，對市中心零售商業空間的流通環境的元素，以及零售商店的業種、業態組合進行掃街調查，來探求各主要商業活動的聚集現象，其次將探討土地混合使用發展的策略使零售商業空間達到聚集經濟規模，最後，探討實質商業空間型態公共空間與零售商店的組合關係，進一步提出零售商業空間的都市設計準則，藉以提升商業區的適當的空間組合。

The combination of retail is very important in every era as a result of urbanization Working, housing, leisure, and circulations are all related with urban regeneration. After the constructions of road network, some “cores” appear in the city’s configuration of space. In the meanwhile, the flows of people, goods, capital as well as information are all attracted in the cores. Therefore the CBD appears as the result of continuous changing in all kinds of density and land-use intensity. Even the
environment has declined, it is still the "core"。

This research takes the Kaohsiung Yu— Jhu business centre as an study area. First, investigations of elements of mobility environment, retail business diversity as well as industry combination have been implemented in order to understand the accumulation phenomenon of main businesses. Second, the strategy of mixed land use will be discussed to enable the retail business space to achieve the agglomeration economy. Finally, the combinations of relations between Substantive commercial space state, Public spaces and Retail businesses will be discussed; furthermore, to propose town planning criterion for retail businesses, as to promotes the suitable spatial combination for business districts.
