居住品質是生活品質的一個方面,反應了家戶對居住環境的心理感受,其內涵極具複雜性與廣泛性,但一般較側重於家戶在居住生活中的主觀滿足程度和對居住生活環境狀況的客觀評價。良好的居住品質不僅有利於居住舒適性,對於住宅增值也很有益處,因而不管是基於自住目的還是投資目的,家戶在做住宅權屬選擇時必然會考慮到居住品質。
過往研究多是從住宅權屬對於居住品質的影響角度出發,探索權屬之有無對於家戶居住品質的影響。但換一個角度而言,當家戶決定租購選擇時,會考慮到多方面的因素,除了經濟方面外,對於住宅及其周邊環境的居住品質也會有所考量,以輔助對於住宅的權屬選擇決策。本研究即是從這個角度出發,來探討居住品質對於家戶住宅權屬選擇之影響。
本研究首先通過文獻回顧,羅列出居住品質的綜合指標。繼而進行居住品質對住宅權屬選擇影響之探討,應用2014年中國大陸「中國家庭動態追蹤調查」(CFPS)與台灣「華人家庭動態資料庫」(PSFD)資料,從家戶社會經濟面和居住品質面選取相關變量,運用個體不連續選擇理論建立租買選擇二項羅吉特模型(Binary Logit Model),探究家戶居住品質變量對住宅權屬選擇之影響。對大陸不同區域(包括大陸整體、高房價地區、中房價地區、低房價地區和台灣)進行實證比較研究,觀察家戶社會經濟面變數與居住品質面變數對住宅權屬選擇之差異,了解各地區之影響因素特性。繼而探討不同地區間會對家戶住宅權屬選擇產生影響之變數以及它們的影響效果,並分析區域間的差異,研究這些差異產生的原因,並且進行中國大陸不同區域的比較分析。
綜合對比中國大陸房價高、中、低三個地區,可以發現高房價地區模型解釋力最高,影響變數較齊全,不僅從家戶自身屬性上,而且居住品質面各項變數也都有較顯著影響,可見,在大陸經濟發達地區,影響家戶購買住宅的因素更為多樣化,居民對於居住品質的重視度較高。而中房價地區和低房價地區,從影響變數上來看,更關注與住宅的價值和購屋負擔能力。而對大陸高房價地區與台灣進行比較,可以發現,當都市經濟較為發達時,家戶自身的住宅消費能力和住宅舒適度都會對家戶的住宅權屬選擇產生顯著影響,因而隨著經濟的發展,居民對於居住品質的重視程度會不斷提升。雖然目前在大陸住宅價格的提升對于家戶購屋的刺激仍然存在,但從台灣的模型結果來看,當經濟發展到一定高度,房價漲到最高位后,由於經濟發展開始遲緩,居民收入增速變緩,對於住宅的需求就會降低,家戶更多會考慮到的是自身的負擔能力,而不是狂熱地去追求住宅的增值。並且越是位於經濟發達都市,家戶的生活壓力越大,對於購屋的需求也會降低。
There are lots of factors affecting housing tenure choices for metropolitan households. When householders are facing alternatives ,to buy or to rent a house, it is common for them to think about the residential quality which represents the living quality. This paper aims to analyze how living quality factors affecting households housing tenure choice.Through the large-sample survey data collected from China Family Panel Studies(CFPS) and Panel Study of Family Dynamics (PSFD) executed in 2014 ,we establish different binary logit models with the factors like housing price, residential area, family income, family size, residential evaluation and several items of family consumption for different parts of Mainland China and Taiwan.
It is found in our study that there are significant differences between different regions of Mainland China. In economically developed areas,residents value the living quality much more than the other regions. While in less developed areas, people are more concerned about the housing values and households’ housing affordability. From the comparison between High-price district and Taiwan, it is noted that when the palce has developed into high level,residents will pay more attention to the living quality.
As a result of this study , it is recommended that suitable policies should be applied in different regions of Mainland China according to local conditions when the government try to take measures on macroeconomic control of residence market.
