  • 金融風暴之後,全球經濟陷入恐慌。本研究針對金融風暴引起之經濟衰退為背景,研究國民所得與房貸利率對於台灣法拍屋溢價得標之影響。其結論發現溢價得標趨勢與國民所得為正相關,但與房貸利率為負相關,當國民所得改善與房貸利率持續下滑之同時更刺激溢價得標使之向上。本研究以此結論建議房地產業者最佳投資之時點及政策決策者房貸利率調整之時機。

    After the sub-prime mortgage crisis in the second quarter in 2008, the world economy suffered disastrous results. This study investigates the effect that overpay of foreclosure bid price has had during the global economic bust. We collect foreclosure data in Taiwan as our local variable, and national income and mortgage rates as our global external variables, for the time period from January 2007 through June 2009.
    This study finds that Overpay has a positive influenced by National Income and a negative influenced by Mortgage Rates. Moreover, Overpay is an expectation that has been fueled by the continued drop in Mortgage Rates, and the economic status was improving, as observed from the revived National Income of the second quarter in 2009.
    The research contributes to investors by explaining relationships in relation to global economic issues that are a concern when facing the market risks in real estate, and provides a reference for policy-makers about the timing of mortgage rate adjustments in order to minimize the negative effect on economic activity.
