  • 自2002年以來,在台灣房地產業者開始提供線上看屋網站服務,讓使用者能夠透過網絡上刊登和瀏覽房屋照片和資訊。近年來,新的銷售方式催生了讓看屋者透過網站進行虛擬720度環景導覽的機會,這有助於他們快速篩選出適合的房屋選項。在房地產行業中,建商通常會利用樣品屋來展示預售屋產品,以吸引消費者的注意。然而,並非每個戶型都有建成的樣品屋供消費者參觀,這可能導致實際成品與消費者期望不符的情況。近年來,HTC團隊推出了「VR多人同步體驗解決方案」,讓多位體驗者可以在接待室內同步欣賞整體建案和室內空間規劃的細節。然而,這仍然無法完全解決消費者需要親自前往設置的接待室進行體驗的限制。隨著虛擬寶境技術的發展,虛擬實境和擴增實境已經可以通過網頁瀏覽器實現,這被稱為WebXR。WebXR技術允許使用者直接在網頁瀏覽器中體驗虛擬實境和擴增實境,無需額外下載應用程式。根據文獻回顧,目前的研究主要集中在虛擬實境在設計、模擬和培訓方面的開發,對於房地產導覽的研究和應用相對較少。本研究旨在利用WebXR技術提供一種身歷其境的看屋服務,讓潛在買家能夠透過網頁瀏覽器在線上瀏覽不同的房地產物件。這種新型態的看屋服務不僅提供了更豐富的感官體驗,還節省了買家的時間和精力。

    Since 2002, real estate developers in Taiwan have started offering online house viewing services, allowing users to browse and view property photos and information on the internet. In recent years, new sales methods have emerged, providing opportunities for viewers to take virtual 720-degree panoramic tours of properties through websites. This helps them quickly filter out suitable housing options.
    In the real estate industry, developers typically use showrooms to show their pre-sale properties and attract consumer attention. However, not every housing type has a completed showroom for consumers to visit, which may result in a different between the actual finished product and consumer expectations. In recent years, the HTC team has introduced the "VR Multiplayer Synchronization Experience Solution," allowing multiple users to synchronously explore the overall project and details of interior space in a reception area. However, this still does not completely overcome the limitation of consumers needing to physically visit the designated reception area for the experience.
    With the advancement of virtual reality technology, virtual reality and augmented reality can now be accessed through web browsers, known as WebXR. WebXR technology enables users to experience virtual reality and augmented reality directly in web browsers without the need for additional application downloads.
    Based on literature review, current research primarily focuses on the development of virtual reality in design, simulation, and training, with relatively less research and application in real estate tours. This study aims to utilize WebXR technology to provide an immersive house viewing service, allowing potential buyers to browse different real estate properties online through web browsers. This new form of house viewing service not only offers several sensory experience but also saves time and energy for customer.
