賭場(Casino)係一種特殊的娛樂場,其影響層面眾多且廣泛,就經濟成長與觀光發展都被視為迎毗設施(YIMBY),但對於鄰近賭場的民眾而言,遊客造成的擁擠、交通擁擠、吵雜程度所反映鄰避設施的特性(NIMBY)。2002年澳門政府開放賭權,推動以博彩事業為主體產業發展、打造世界觀光旅遊城市等政策,促使澳門經濟迅速發展,與此同時,澳門住宅價格近年來呈倍數上升。
本研究以特徵價格法探討澳門旅遊博彩發展對住宅價格之影響,以多元迴歸模型建構相關變數與住宅交易價格之影響關係,以半對數型、雙對數型和Box-Cox轉換模型作為基礎模式,同時,為建構較佳之解釋模型,本研究另以曲線估計進變數型態的估計,建立多元迴歸模式並依其估算結果以近似函數描繪各變數的邊際效果變化情形。
實證結果顯示,博彩事業相關設施具有顯著影響,對於「澳門賭場核心(DTMC)(新葡京附近)與「氹仔賭場新興核心」(DTTC)呈現正向影響,距離每增加一公里平均邊際價格將折損40.01萬元和13.54萬元,並於距離7km和2.9km處邊際效果遞減;位於賭場核心分區住宅價格提升111.923萬元;鄰近賭場300m與500m其對於住宅價格呈現正面效益,且價格增幅明顯;其他形態的娛樂設施,住宅位於「賽馬場」或「賽馬場」一公里範圍內價格將有所提升,若住宅位300公尺內設有投注站,將使得住宅價格受到折損;其他變數均具備90%以上之顯著水準。
Casinos are the special entertainment; the effect of casinos is wide-ranging. The development of economic growth and tourism are regarded as YIMBY. However, for the people who live close to the casinos are being annoying by the crowded visitors, the traffic jams and the noise pollution will see casinos as NIMBY. The year of 2002, the gambling are allowing by the government in Macau. It has promotes the gambling as a major industry and build up the policies of tourism in the world. Accelerating and increasing the economics growth and house pricing in Macao.
The goal of our study is using Hedonic Price models to study gambling industry influence in housing price. According to multiple regression analysis to estimate the model for construct the relevant variables and the impact factors. The Semi-log, Double-log, Box-Cox transformation as basically model. Furthermore, Then, the study use curve estimation to develop the fit function type and regression model, also identified the marginal effect on the base of the regression results.
Our empirical results show that gambling industry has the positive influences effect and it also has the positive influences as well. The distance to “Macao casino center" and “Taipa casino center” for each increasing Km, the marginal prices will decline 4.001million and 1.354 million HKDs, which 7km and 2.9km are marginal effect will be decrease. If a residential property in “IB district” has increasing 11.19million HKDs; it has a positive affect that near the casinos within 300m and 500m. The others type of casinos entertainment facilities which is located within one kilometer to the “dog racing field” or “racetracks” the housing price will be increased. If a residential property is located within one kilometer to the “betting center”, the housing price will be decreased. The average of variables has over 90% significant.
