本研究旨在探討施工階段與初期使用階段(於保固期內)所呈現之工程缺失樣態,利用座落於南部不同公司背景之高科技廠房進行研究,經分析後發現施工階段所呈現之缺失與工期及趕工有關,工期越短所產生之缺失頻度越高,且缺失項目以功能性缺失為主,趕工與否和業主對營運之迫切性相關,並影響缺失修繕之速率。交屋後建物進入保固期所最容易發生之缺失項目為漏水,從實際案例可發現鋼結構與鋼筋混凝土結構相對比較,漏水發生頻度高且處理方式繁雜且工序步驟較多。其降低建廠當中至完工後之缺失及修繕件數是國內營造廠得以追逐的目標,亦能提昇產業競爭力,創造與業主雙贏的理想結果。
This study investigates engineering defects found in buildings during the construction stage and initial period of usage (within the warranty period). By analyzing high-tech factories of different companies in the southern region, it was concluded that the occurrence of construction defects was related to the duration of construction activity and the expediting of work. The frequency of defects increased as the construction duration decreased, and these defects were primarily related to losses in functionality. The expediting of work, which was directly related to the demands of the owner, affected the rate of defect repair. Water leakage was the most frequent defect observed in buildings within the warranty period. Actual examples demonstrated that water leakage occurred more frequently in steel buildings than in reinforced concrete buildings, and the associated repairs were more complicated for steel buildings.
