在社會發展的當下，政府的呼籲、投資者的需求以及社會大眾的期望，使得可持續發展成為各行各業的發展目標。ESG所需的環境保護、社會責任與公司治理為房地產行業帶來了許多挑戰，但究竟建設公司重視ESG是否能夠轉化為績效的趨動力量，便值得探討。本研究透過個案分析，發現房地產公司在落實ESG的時間都是近幾年，主要是打造以人為本、永續發展的社區或房產，而個案的銷售績效均在落實ESG後有所增長，或是在經歷疫情衝擊後，並未呈現斷崖式的下跌，而是可以維持一個相對穩定的水準。從本質上來說，在ESG的導入是有幫助於利益面的績效提升。
其次，在導入ESG後，公司內部的組織架構會更加結構化，分工明確，這對於內部員工的治理有所提升。最後，企業在導入ESG後會更加注重自身的社會責任，注重自身對周圍環境帶來的影響，在追求利益的同時也會回饋社會，這也幫助企業提升外在形象。再從2016年至2020年之上市櫃建設公司的實證結果來看，公司ESG的表現越好，權益報酬率、資產報酬率與存貨周轉率會有著相對應之提升。綜上所述，可以得到結論：ESG能夠提升公司的績效表現。

The environmental protection, social responsibility, and corporate governance required by ESG have brought many challenges to the real estate industry. Therefore, this study is about whether ESG will be a driving force to upgrade the construction company’s performance. Through case analysis, this study finds that sales performance has increased after real estate companies mainly designed people-oriented and sustainable communities or properties with the concept of ESG. ESG also makes the internal structure of the company more organized and the division of labor more clear; moreover, the governance of internal employees improves a lot in this way. Finally, we found that ESG companies pay more attention to their social responsibilities, and their impact on the surrounding environment, and give back to society while pursuing profit. These points indeed help enterprises improve their brand image at the same time. From the empirical results of listed construction companies from 2016 to 2020, the better the company's ESG performance, the higher the return on equity, return on assets, and inventory turnover. In summary, it can be concluded that ESG can be an important element in improving the performance of companies.
