台灣房市多頭了將近十年,遠超過從前五到七年房地產景氣循環的說法,影響房地產市場的因素眾多,諸如經濟成長、貨幣供給、利率、可支配所得、社會之傳統觀念,乃至於政府的土地及住宅政策、貨幣政策等等,這些因素將影響買賣方的交易意願,進而影響房價的高低,說到底,其實最終影響房價的是市場的買賣雙方對於市場的預期心理,而人們的預期心理,往往又與其決策性格息息相關,故本研究之目的在於運用賽局理論與效用函數分析目前市場雙方在不同的假設情況下之買賣策略,並考慮不同之決策性格所造成之影響。
本研究主要是用賽局理論評估各種不同假設情況下買賣雙方將傾向於採取何種策略,賽局的報酬值將因參賽者選擇策略之偏好以及其決策性格而有所差異;偏好程度則是經問卷調查後使用層級分析法計算,再帶入效用函數,取得賽局中選擇各策略所產生之報酬。另外,因買賣雙方之性格與偏好存在主觀性及程度上之差別,其並非明確之數值,故本研究將以模糊集合表示,並以模糊賽局模式來分析不同決策性格之買賣方的模糊效用值,以模擬房地產市場中雙方之賽局行為模式,並區分為兩種情況:1.考慮大環境現況、房地合一稅實施、未來利率不變以及2.考慮大環境現況、房地合一稅實施、未來利率調升。並就物件型態區分為新成屋、二手屋、電梯大樓或一般公寓,依據雙方選擇各策略之賽局報酬可求得雙方選擇各策略之機率,此結果可提供買賣雙方於房地產市場交易前之決策參考,以採取最佳策略,使報酬最大化。案例分析結果對於日後想在房地產市場進行交易的買賣方,具有參考價值,可以了解目前市場買賣策略氛圍,並得知在不同情境下該使用何種策略才能使報酬最大化。
Taiwan's housing market bulls nearly a decade, far more than five to seven years the real estate business cycle in the past, many factors affect the real estate market, economic growth, such as the money supply, interest rates, disposable income, the traditional concept of society, and even in the government Land and housing policy, monetary policy, etc. These factors will affect the willingness of buyers and sellers in the transaction, and thus affect the price level, in the final analysis, that ultimately affect the price of the market, buyers and sellers market expectations for psychological, and people's expectations that , it often closely related to their decision-making character, so the purpose of this thesis is using game theory and utility function analysis the two sides trading strategies of the current market under different scenarios , and consider the impact caused by the difference decision-making character.
