隨著經濟與社會發展以及都市土地高度利用的結果，建築物型態已趨向高層化與大型化發展，建築物的內部構造與設施設備越來越複雜，須運用到專業技能之處非常多，因此公寓大廈管理維護已經不是傳統管理維護的觀念所能應付的，必須融入物業管理之觀念。
本研究以物業管理之觀點，探討涵蓋公寓大廈物業管理之服務項目並區分為法規規定之項目與市場需求之項目，藉以確立管理項目的性質及適宜性，並對台南市公寓大廈住戶進行問卷調查，了解公寓大廈維護現況與問題、住戶對物業管理資訊之需求強度並整合公寓大廈物業管理使用者與資訊之關係，循序建構公寓大廈物業管理資訊平台架構，探討之結論如下：

一、涵蓋公寓大廈生命週期之物業管理的七大服務總類及100個服務項目：以物業管理觀點整合公寓大廈管理維護的範圍及項目，可提供公寓大廈物業管理參考之依據。
二、實證台南市公寓大廈住戶對物業管理資訊之高需求：由調查實證高達91.2% ~ 50%的台南市公寓大廈住戶對物業管理相關資訊的高需求。
三、建立公寓大廈物業管理資訊流程模式化：整合公寓大廈物業管理相關角色與資訊，建立相互流通之資訊流程模式。
四、網路化傳遞公開之訊息：建議以網際網路發佈有關公寓大廈物業管理之各項資訊，確實做到資訊化及公開化，改善資訊不對稱之問題，達成公寓大廈物業管理整體性及永續性之管理。

With economic and social development as well as the extensive use of metropolitan land, buildings are built higher and larger than ever. Building interiors and facilities are becoming more intricate and employ professional techniques in some cases. Thus, the management and maintenance of apartment buildings has gone beyond the reaches of traditional management and maintenance concepts and requires the incorporation of logistics management.

This study investigates apartment housing estate management services and differen-tiates between legal stipulations and actual market demand from the point of view of logistics management to reinforce the purposes, characteristics, and appropriateness of the management tasks. Questionnaires were also administered to Tainan City apartment building residents to discover the actual maintenance situation and problems they have encountered and their level of demand for estate management information. This study also connected apartment housing estate administrators with respective information and established an information platform on apartment housing estate management. The results are as follows:

1. Collecting the seven service classifications and 100 service items that occur throughout the life cycle of property management and by integrating the whole range of items regarding the management and maintenance of apartment buildings based on the viewpoint of property management, the information can serve as a valuable reference on apartment housing estate management.
2. Providing evidence for the high demand for property management information by Tainan City apartment building residents, survey results proved that an overwhelming 91.2% ~ 50% of Tainan City apartment building residents have a high demand for property management information.
3. Establishing an apartment housing estate management system would integrate involved parties and information regarding apartment housing estate management to establish an interactive information flow system.
4. To transmit public information through networks, the authors suggest the use of the Internet to announce apartment housing estate management information to provide solutions for such problems as lack of information sharing, publicizing, and imbalance. Doing so is also conducive to the management of the integrity and sustainability of apartment housing estate management.
