本研究旨在探討金融機構新核准購屋貸款期間對不動產價格之變化,特別聚焦於2023年第三季開始實施的「青安貸款精進方案」對不動產市場所產生之影響。因過去鮮有針對貸款年限對住宅價格之影響進行實證分析,本研究旨在提供政府機關於制定法規與訂定政策,以及金融機構設定貸款條件時,有關貸款年限調整對房價影響之實證依據,俾作為政策制定與制度設計時通盤考量之參考。同時,房價與住宅政策為攸關民生的重要議題,透過本研究之實證結果,亦可補足國內關於貸款年限對不動產價格影響的研究空缺。
本研究假說為「購屋貸款年限越長,對房屋不動產價格有正向影響」。實證分析運用2015年第一季至2024年第四季,共40季資料,分別以t檢定與多元迴歸分析檢驗研究假說。實證結果顯示,平均貸款年限的增加會顯著提高不動產價格及其增幅,驗證本研究假說之成立。
This study examines the association between mortgage loan tenure of newly approved mortgages loan and housing prices, and particularly focus on the effects of the "Enhanced Preferential Housing Loans for the Youth " program, which has been in effect since the third quarter of 2023. This research seeks to provide empirical evidence to support financial institutions in deciding loan terms and making regulatory policies for government agencies. Additionally, as housing prices and government housing policies are crucial issues affecting society, these empirical findings help fill the research gap concerning the impact of mortgage loan tenure on housing prices.
The hypothesis of this study is that a longer mortgage loan tenure has a positive impact on housing prices. The dataset used for empirical test spans from 2015 to 2024, covering 40 quarters in total. Hypothesis is tested using both mean difference tests and OLS regression analysis. The empirical results show that increases in the average mortgage loan term raises housing prices and its growth level, confirming the validity of the hypothesis.
