都市發展過程當中,往往是由不同要素互相影響交織而成。政府大力提倡大眾運輸為導向的都市發展(Transit-Oriented Development, TOD) 目的在藉由大眾運輸場站周遭土地複合式利用,配合公共運輸場站所帶來的人口與經濟活動效益,將都市人口與活動集中,以期建立民眾搭乘大眾運輸之習慣並減少私有運具使用。土地使用與交通建設所形成一個循環影響的變化下,如交通建設投入後,對於都市土地利用產生劇烈變化,同時亦改變居民之旅運行為;土地使用的改變亦同時創造出交通運輸之需求,又進而促使交通運輸建設發展同時改變土地之可及性(Accessibility)。爰此本研究將以近年新開通之台中捷運綠線為例,對於交通建設與土地使用之互動關係並以房地產為研究標的做進一步之分析。
本研究之研究範圍以台中捷運綠線場站範圍半徑 3 公里並以場站範圍半徑600 公尺作為 TOD 範圍之分界探討大眾運輸對於房地場價格之影響,研究樣本分別為營運前樣本數為5,263筆;營運後樣本數4,486筆,共計9,749筆房地產交易資料,分析方法採用特徵價格法並將各類變數分為「房屋特徵」、「鄰里特徵」、「社會經濟特徵」、「土地使用特徵」以及「交通運輸特徵」,同時比較營運前後之差異。首先利用迴歸分析進行變數篩選,接著使用Yeo-Johnson對數轉換(Yeo- Johnson Transformation)之最大概似估計(Max Likelihood Estimate, MLE)模型建構特徵價格函數,並透過BIC、CAIC、HQC 以及 LRT 檢定選出最佳模型。
研究結果顯示捷運營運前後對於房地場價格有顯著影響,總體而言,大眾運輸對於房地產價格影響可體現於房地產其自身條件、周遭建成環境、社會經濟發展以及大眾運輸的營運情形。
The urban development process is influenced by various factors. The government strongly advocates Transit-Oriented Development (TOD) to promote public transportation oriented towards urban development. This study aims to Taichung Mass Rapid Transit (TMRT) Green Line, which recently started its operation, as an example for conducting a detailed analysis of the interaction between transportation system by land use and use housing price as the research objective. The hedonic price method was applied to divide various variables fall into different categories: housing, neighborhood, socio-economic, land use and transportation; and the time section was divided into before and after operation of TMRT to compare the impact of housing price. The results illustrated that before-after of TMRT operation showed significant positive effects on housing price. Overall, the impact of public transportation on real estate prices can be reflected in the property's own characteristics, the surrounding built environment, socioeconomic development, and the operation of the mass rapid transit.
