高齡人口逐漸攀升及居住型態的改變，促使高齡人口對於居住環境產生難以調適的情況，尤其居住於集合大樓中，因住宅樓層垂直分化，鄰里關係並不像傳統社會如此密切，加上高齡者生理的退化，使得社交空間被侷限窄化，對於身心產生負面影響。
住宅社區之開放空間具有鄰里交流的功能，許多文獻指出高齡者多走出戶外，與人群接觸，不僅對健康有益，更可滿足社交活動之需求；因此，營造高齡人口所需的開放空間，為重要規劃設計課題之一。本研究以研究對象---長榮社區為例，欲達成以下目標(1)歸納整合高齡者適宜的住宅社區開放空間之考量因子。(2)提出影響高齡者適宜住宅社區開放空間之因素與關鍵考量因子。
運用使用者問卷與後續分析，即可得知以下特點。
1.高齡者滿意現況的社區開放空間並經常性長時間的使用。
2.受訪者的年齡、住宅型態與經濟來源均對於空間感受具有差異性。
3.社區開放空間之使用滿意度與可否提供鄰里交流的關係密切。
4.使用滿意度與管理維護呈現多數項目相關。
實地觀察發現物理因素會影響社區開放空間的活動範圍，其物理因素為太陽光，因氣候通常為早晚溫差大、中午太陽大，明顯影響到區內的活動範圍，應進行改善。訪談結果發現，受訪者認為社區開放空間偏向自然的、安全的與健康的感受，並可以增加，促進鄰里交流、美化整體景觀以及增加開放空間趣味性等設施。

Senior population and collective housing are gradually increasing , prompting the elderly people is difficult to adjust to this kind of environment. As a result of, the vertical distance of collective housing brings that to reduce neighborhood relationship , and the advanced senior physiology's degeneration , making social space is limited too narrowly, has the negative influence the mental and physical.
Residential community of open space with neighborhood communication function, many papers noted that many senior citizens out of outdoor leisure activities, and contacts with people, not only for health benefits, but also social activities to meet the demand; therefore, necessary to create elderly population open space, as one of the important planning and design issues. In this study, subjects --- Evergreen community, for example, want to achieve the following goals (1)Summarize the appropriate integration of elderly residential community open space to be considered. (2) The elder community open space suitable for housing the key factors to be considered.
The use of questionnaires and follow-up analysis of the user can know the following features.
1. Elderly are satisfied with the status of the community open space and the use of
regular time.
2. About their age, housing types and sources of income are feeling a difference for
the space.
3. The use of community open space can provide satisfaction and whether the
exchange of neighborhood activity.
4. Satisfaction with the management and maintenance show the majority of
roject-related.
In situ observation of physical factors that affect the activities of community open space, the scope of the physical factors of sunlight, the temperature difference between day and night because of weather is usually great, big sun at noon, obviously affect the range of activities in the region, should be improved. Interview results showed that respondents believed that community tend to natural open space, safety and health experience, and can increase and promote the exchange neighborhood, beautify the landscape and increase the overall open space of interesting facilities.
