本論文在都市計畫尺度下，研究在大區域規劃下受影響變動的小區域都市空間，並以都市更新來研究土地在移轉/交換中的過程與策略，借由計算都市更新前、後的公共空間面積、建蔽率與容積率，比較空間移轉的合理性與否，目的是能夠改善原本違章的都市景觀與本身不佳的生活環境，也希望能改善都市更新對於容積獎勵過寬鬆所造成的後果，進而改變都市樣貌。研究部份分為基地上都市更新區域可能性的羅列、土地上的空間轉移策略、住宅單元空間量與質的建構與住宅內部公共性的探討，整體研究規劃設計對於長遠來說，並不是尋找如何提高都市更新效率的方式，而是設計規劃能夠去填補與滿足每個時程，將空間的使用權利拆解成階段性，而最終能夠顧及層面的多數人。

This paper studies the small-area urban space affected by large-area planning under the urban planning scale, and studies the process and strategy of land transfer/exchange with urban renewal, by calculating the urban renewal before and after. The public space area, the construction rate and the floor area ratio, and the rationality of the space transfer, the purpose is to improve the original urban landscape and its own poor living environment, and also hope to improve the urban renewal for the volume reward too loose The consequences, and thus change the appearance of the city. The research is divided into the list of the possibility of urban renewal areas on the base, the spatial transfer strategy on the land, the construction of the spatial and qualitative dimensions of the residential units, and the internal publicity of the houses. The overall research planning and design is not for the long run. How to improve the efficiency of urban renewal, but design planning can fill and meet each time, the space use rights are dismantled into stages, and ultimately can take into account the majority of the level.
