住宅設備的設置深切的影響了現代人類的居住環境品質，包括了居住環境的安全性、效率性、舒適性與保健性等四大需求。然而住宅設備的性能並非永遠不會改變，就像人體各器官的性能一樣，會隨著時間及使用的情況，逐步的產生劣化或故障。本研究擬從人體健康檢查的觀點，建立一給排水衛生設備的健康檢查體系，用以檢核住宅給排水設備在使用一段時間後的劣化情形及潛在問題，以達到維持設備機能正常及延長設備使用壽命的目的。
本研究以文獻及專家意見整理的給排水設備常見問題為出發，依照各設備部位別分類整理出其所對應的問題，並據此擬定相關的檢查項目、方法及基準，並經由試調查案例的結果對本研究的檢查表進行修正。本研究健康檢查表之應用，除在固定週期進行檢查以了解設備現況外，所建立的設備基本資料及檢查結果報告書亦可作為設備維修或更新的參考。
另外，由試調查的結果得知，本研究所建立的檢查表確實可以找出大部分的給排水設備的現況問題。較嚴重的問題包括「給冷水設備」的水槽內部積垢、無設置防蟲網、人孔蓋無上鎖、揚水泵嚴重銹蝕等。「給熱水設備」則有接頭嚴重銹蝕、管路固定件明顯銹蝕、保溫材損傷等。「排水設備」則有洗臉盆固定件銹蝕、流理台無設置存水彎、管路固定件及錶閥明顯銹蝕、通氣口無鵝頸管及防蟲網、放流水質不符標準、排水口附近有蟑螂出沒等。「設備空間」部分則有泵浦及水槽維修空間不足、無設置檢修口、檢修口開口大小或位置不佳等。

The setting of residential facilities deeply influences on the quality of human’s living condition, which includes security, efficiency, amenity and health. However, the capability of residential facilities does change, just like the organism of a human body, it will deteriorate or disorder gradually by man’s usage as time goes by. Therefore, this research is trying to establish a health-checking structure of plumbing equipment, which is in the respective of physical check-up to examine the deterioration and potential problems. Also it can examine the funtion of plumbing equipment after a period of time of usage in order to keep the maintenance of equipment’s function and accelerate its longevity.
This study is based on common problems of plumbing equipment arranged from experts and other references; its purpose is to set related items, methods and modulus concerning the problems from parts of equipment; then correct the check list of this study through investigations.
Besides, we can realize from the results that we can find out most problems of plumbing equipment by the checklist. There are some serious problems for water supply, such as the inner-fouled tank, insect-net, unlocked manhole cover, and rusted pump. On the other hand, we also find out some problems for hot water supply, including rusted connector, rusted pip fixed-parts, and broken vacuum materials. Also, on the drainage equipment we found out problems such as rusted fixed-parts of wash-bowl, kitchen table without traps, rusted pip fixed-parts and cock, no gooseneck and insect-net with air duct and cockroach fooling around the beak. Last but not least, on equipment space we discovered problems concerning deficient maintenance space of pump and tank, no clean-out, improper opening for clean out.
