Compared to these traditional management practices based on Critical Path Method (CPM), Critical Chain Project Management (CCPM) represents an improved management approach that addresses human behavior and resource conflicts, factors identified as cause of delays within construction project execution and most of the times overlooked by CPM. The adoption of this methodology has been envisioned as beneficial for construction project management, by allowing a better management of resources, resulting on increased chances of project success. Nevertheless, little practical approaches have been developed for its adoption.
Building Information Modeling (BIM) is a methodology that enables enhanced management of a construction project data within a virtual environment, and has been considered as the catalyst for changing the way construction projects are managed. Given the flexibility of this methodology, it could be exploited as a platform for the introduction of innovative methodologies into construction practice.
This research aims to take advantage of BIM to enable the introduction of Critical Chain Project Management Principles into a construction project. A Framework for the use of BIM to introduce CCPM through an integrated costing and scheduling process into the management practices of a general contractor was developed. This framework also relies on an Incentive/Disincentive scheme to motivate the adoption of the Critical Chain Methodology and enhance the performance of the subcontractors and direct labor involved on the project execution. The implementation of this framework is exemplified through the use of a case study.
