為了因應永續發展並確保生活品質,建築附屬設備在逐漸老化但尚未嚴重影響機能時即進行計畫改造以提供符合要求水準的性能是必要的。而集合住宅由於共用部分電氣設備為區分所有權人共有,管理者必須客觀地擬定改造計畫。因此本研究建立改造需求診斷工具,並據以對國內十四個屋齡十年以上之集合住宅案例進行診斷,了解目前國內既有集合住宅共用部分電氣設備改造需求,提供集合住宅管理者參考。具體研究成果如下:
1.建立既有集合住宅共用部分電氣設備改造需求診斷工具。
改造需求診斷流程分為調查與判定兩個階段,調查部份以詢問、文書檢視、現況檢視、以及儀器量測方式進行,取得八類電氣設備之堪用性、服務性、省能性、環境性、安全性、管理性、維護性七項性能共42項設備性能資料。判定部分藉由本研究擬定之基準,以A-B-C三等級評價該設備各項性能之良莠程度,評估其改造需求。
2.了解國內既有集合住宅共用部分電氣設備改造需求。
改造需求最高的共用部分電氣設備為地下停車場通風設備,必須改造項目依序為減少耗能、增加淨高及老舊更新,建議改造項目為增加風量、增設異常通報系統、增設維護空間、降低噪音及老舊更新。改造需求次高者為門禁管制設備的老舊更新、增設管制點、改用感應卡;再次為對講設備之通話對象增設;再次為地下停車場照明設備之老舊更新、車道照明增加及車位照明減少。集合住宅擬定改造計畫時可依前述電氣設備改造項目作為參考。
For sustainable development and improvement of our life quality, building facilities, such as the electrical equipment which has a shorter life span than the building structure, needs to be renewed after working over years but not until worn out. However, renewing the common electrical equipment in the proper time is important but hard for apartment manager. This study presents a diagnosis tool used for evaluating the renewal requirement of each equipment first, and surveys fourteen existing apartment cases with this tool to find out what they need to be renewed on kinds of purpose. The study provides consultation on planning renewal of common electrical equipment.
The diagnosis includes two process: inspection and evaluation. Inspection of those eight kinds of electrical equipment is made by manager asking, documents checking and measuring, etc. The qualities such like usage, function, energy conservation, environmental protection, safety, maintain easiness, manage easiness of those equipment are estimated into level A-C to help evaluating of their renewal requirement.
The results of survey show that underground car park mechanical ventilation system has the highest requirement for renewal which is suggested to lessen noise, save energy, increase net height of indoor space, widen maintenance space, provide moderate quantity of air, etc. Higher requirement for improving other equipment are as follows: the electrical luck system needs to be renewed, installed in more secure control position, and changed the identification; the interphone needs to be set in the entrance of top of apartment; and common lighting needs to be lightened especially in the road area of underground car park while parking area needs to be lessen the luminary for energy conservation.
