古蹟保存一直為都市規劃中相當重要的議題之一。近年來隨著古蹟規劃概念之轉變，從過去較為偏重於保存，現今古蹟為帶動都市發展上相當重要之文化觀光資源，尤其是對於擁有悠久發展歷史與文化的歷史城市而言。藉由古蹟所帶動之文化觀光，對於周邊地區帶來經濟活動之發展與土地使用型態之改變。回顧過去研究，探討古蹟之觀光發展研究甚多，大多著重在如何帶動文化觀光發展，並探討觀光與當地居民、環境之間的關係等，卻鮮少進一步探討古蹟對於周邊都市土地使用之影響。

有鑒於此，本研究目的主要有三：其一，檢視古蹟周邊相關都市土地使用型態之情況，選取適當指標量測之；其二，建構多元迴歸模式，以全台灣為實證地區，整體性的探討古蹟對於都市土地使用型態之影響；其三，以不同城市為實證地區，瞭解古蹟對於周邊都市土地使用型態之影響差異。

根據結果研究指出：其一，古蹟之區位、類型以及聚集程度之不同，會對周邊都市土地使用影響產生不同影響，未來在針對古蹟之規劃上，應考慮周邊都市土地使用之現況，並依據古蹟之區位與類型等予以不同規劃策略；其二，從都市發展之角度來看，古蹟確實對歷史城市發展有所影響，歷史城市內之古蹟對周邊都市土地之影響相較其他縣市來說更為明顯，具有聚集經濟之效益。藉由本研究之操作結果，以期作為未來古蹟規劃下之參考。

Historic monument preservation has been one of the crucial issues of urban planning. In recent years, as the transition of concept of monument planning, in the past, people put more emphasis on historic monument preservation, but now historic monuments are important culture tourism resources to promote urban development, especially for the historical city which has long history and culture. Through the culture tourism driven by the historic monument, it brings changes of development of economic activities and land use patterns in the surrounding areas. Monuments and historical sites of tourism development has been studied extensively, but mostly focus on how to promote the development of cultural tourism and explore the relationship among tourism, local residents and environment. However, rarely examine the effect of how monument cultural tourism drives land-use around the monuments further.

Our research proposes can be divided for three parts: The first is to examine the condition of historic monument on peripheral urban land use and choose the correct index to measure it; the second is use multiple regression analysis to comprehend the impact factors of historic monument on peripheral urban commercial land use in terms of the overall development. The third is that take different cities as our study area, to find the difference impact on peripheral urban land use of historic monuments.

According to our research, first, due to the difference of the location, monument type and degree of aggregation of historic monument, there will be different impact on peripheral urban land use. In the future, the planning focus on historic monument should take the condition of peripheral urban land use into consideration, and make different planning strategies according to the historic monument location and type; second, in terms of urban planning, historic monument indeed has impact on development of historical city. Historic monument in historical city has more obvious impact on peripheral urban land use than other cities which means that there is agglomeration economy benefit. In the future, the research result can be the reference of historic monument planning.
