在經濟全球化和競爭日益加劇的背景下,個人的創意和富有創造力的產業已被認定為持續經濟增長和繁榮的重要驅動力(Moriset, 2014)。共同工作空間(Coworking Space)以進駐的門檻低、彈性的辦公空間以及不定期的社群聚會活動,大受新創公司與個人工作者歡迎。有別於過往產業群聚,共同工作空間被視為一種都市內的產業微型群聚(Microcluster),大量小型新創公司聚集於此,透過辦公空間的共享大大增加公司間面對面接觸的機率,以製造更多商業機會,同時藉由活動聚會,促進內部新創公司與外部大型企業合作,以達到新創公司的成長,並帶動周邊地區的發展。而台灣於2019年經濟部中小企業白皮書中將新創企業視為是推動未來經濟前進的關鍵力量,若能針對提供新創團隊創育輔導的機構-共同工作空間在區位選擇上有更深入之了解,即可作為未來政府輔導或設置創育機構的重要參考來源。
過去文獻對於共同工作空間區位相關之研究,僅停留在質性訪談所獲得之現象歸納,但共同工作空間類型眾多,難以針對不同區位的共同工作空間有更詳細的因果關係解釋。故本研究以台北都會區為研究範圍,首先透過文獻回顧針對共同工作空間進行重新定義,並選取商務中心與共享辦公室作為主要研究對象,再利用質性訪談所歸納出的七個假說,以原始多項羅吉特模型(Original MNL)進行實證。
研究結果顯示在面對不同都市區位下,共同工作空間的經營者確實會有不同的經營模式,其中都市市中心(A級商辦區位)的共同工作空間業者,相較其他區位有更多比例的業者有設置單人座位出租,顯現出共同工作空間的使用者在都市市中心當中比起其他區位更能接受承租單人座位的形式進行工作;而在市中心周圍(B級商辦區位)的共同工作空間業者,相較其他區位有更多比例的業者設置獨立辦公室出租,顯現出在此區位的使用者較傾向承租隱密性高的獨立辦公室進行工作。此外,土地價值的成長將會造成業者營運成本提升,而降低業者於方案內設點之意願。
Coworking Space is popular among startups and individual workers due to its low entry barrier, flexible office space and occasionally community activities. It is regarded as a microcluster, which number of startups gather to share their office space, it could increase the chance of face-to-face contact, create more business opportunities, and promote the growth of startups, even drive the development of local area. In White Paper on Small and Medium Enterprises in Taiwan, 2019, startups are regarded as the key force to promote future economic.
In this paper, we redefined the coworking space through the literature review, and then made five interviews with different operators to create the hypothesis about the relation between coworking space and location choice. At the quantitative empirical, this paper uses Original Multinomial Logit Analysis to verify whether different characteristic of coworking space would influence their location choice or not. The result shows that the operator would set on different location by different rental unit. There are more percentage of operators on CBD location would provide rental of single seat than other location, it means there are more users accept to lease a single seat for working on CBD location. And the operators on surrounded CBD location would provide private office mainly, it shows that the users in this location prefer to lease the office with high privacy for working. In addition, the growth of land value will increase operating costs and reduce the willingness of operators to set up coworking spaces.
