隨著科技與經濟的發展,高科技設備的複雜度逐漸提高且造價昂貴,如製造用大
型機台、汽車等,導致許多中小型企業無法負擔高額的賣價,且後續設備因失效、故
障所產生的額外 保養及維修 費用,將會侵蝕企業的利潤,在資金運用靈活度上,也大
受限制。因此根據這樣的情況 ,許多企 業更傾向 以租賃的方式取得設備。商業運作模
式與市場需求的 改變, 促使租賃產業的 興起,許多原本以買賣為主的廠商,也逐漸轉
型或投資租賃產業,對於租賃廠商 來說 ,所面臨到的 問題是如何在眾多廠家的競爭中,
從價格、服務、品質等方面著手,以提供一份較具有吸引力的租賃合約來吸引市 場中
的承租商, 從而 贏 得市場上更多顧客對於廠商的信任 度與忠誠度 ,以獲 取更高的利潤,
是 租賃廠商 關注的一大重點。
本 研究 針對較複雜之大型產品,如汽車、工業用設備等,為了提升合約的吸引力,
因此在租賃合約中同時考量預防保養、二維保固 、 租賃合約定價 策略 並 建構預防保
養、二維保固成本模型 與租賃廠商合約定價模型, 最後分析 相關 參數與因子對於利潤
的影響性 ,並協助租賃 廠商 做出最佳決策, 研究結果發現租賃廠商在合約中,提供二
維保固與預防保養服務,能夠為租賃廠商帶來更多的利潤,因全方位服務租賃合約將
顧客分群,較能夠掌握市場的客群結構,且採用預防保養與二維保固的服務, 能夠維
持較好的設備 品質, 使設備 失效 大幅度下降,減低服務的成本, 因此 也更能夠吸引過
度使用 承租商 的租賃需求, 且 相 較 於一般租賃合約所面臨的成本與風險 相對 較低 因
此 租賃廠商提供全方位服務合約 除了可以 顧及顧客的效 益,同時也能維持 租賃廠商自
身的競爭力, 賺取更多的利潤,本研究 亦 發現,並非所有情況下租賃廠商提供全方位
服務租賃合約都是最好的選擇, 應 根 據成本參數與因子的變動,來調整向承 商 提供的
租賃合約。

The rapid development of the leasing industry offers equipment leasing services and becomes one of the mature industries in recent years. Common leasing products such as vehicles, large-scale production equipment or industrial machinery. Firms often must not only pay large expenditures for machine equipment but also need to hire professional teams to perform repairs, preventive maintenance, and updates for subsequent machine failures and maintenance. It would erode the firms profit and the flexibility of capital use is also greatly restricted. Therefore, firms turn to obtain large assets, such as machines and equipment, by leasing. Leasing firms consider the increasing demands of leasing and offer full-service leasing contracts to attract more customers and enhance the competitiveness of themselves to maximize their profits. Previous studies on Lease contract with one-dimensional warranty and preventive maintenance often investigates the optimal preventive maintenance strategy and lease fees determined based on the length of a lease period without consideration of customer usage factor and cost-effectiveness. Research on the integration of lease contract pricing with two-dimensional warranty and preventive maintenance has not been extensively studied Thus, this study considers the concepts of two-dimensional warranty, and preventive maintenance to develop a pricing model with a full-service lease contract, in which the warranty and preventive maintenance strategy determined based on time and usage factors with various lease fees and cost terms are investigated. We also investigate the effects that the related factors and cost parameters on the total profits, preventive maintenance, and pricing strategies between the general and full-service lease contracts.
