  • 本研究個案的九硯建設公司創新傳統建築業的經營模式,從土地開發、建築規劃設計、取得建築執照、營造廠發包、工程施工,到房屋銷售及售後服務,一連串的流程走向專業化分工,以掌控所有流程品質。本研究以九硯建設公司為個案,採用質性研究法,透過深度訪談進行資料蒐集,並以Osterwalder and Pigneur (2010)商業模式架構分析,探討九硯建設在房地產市場受到疫情、政策及建築創新趨勢等外部因素影響下的商業模式。
    九硯建設經營理念是希望給目標客群優質,且對業界產生領頭羊效果的原創性、標竿建築。該公司在台南的客戶主要是金字塔中上階層,且以醫生為主,他們較重視藝術感和品味,因此九硯建設的建案偏向藝術聚落。
    九硯的關鍵成功因素之一是能夠以顧客需求立場思考,客製化的獨特性設計,滿足不同客戶需求,而且,掌握優良工班亦可形成競爭優勢,任何建案都需要給工班累積經驗曲線,因為固定的工班可提高合作默契及確保工程品質。此外,以一條龍式的垂直整合模式,也有助於掌握每個環節的品質。

    The case of this study, 9 Inkstone construction company, innovates the business model in the traditional construction industry. From land development, architectural planning and design, obtaining building licenses, contracting, and construction, to housing sales and after-sales service, a systematic process makes 9 Inkstone move towards a professional division of labor to control the quality of all processes easily. This study takes 9 Inkstone construction company as a case and adopts a qualitative research method. We collected data through in-depth interviews and analyzed its business model according to the structure of Osterwalder and Pigneur (2010) to explore how external factors such as epidemic situation, policy, and construction innovation trends affect the company's business model.
    The principle of 9 Inkstone construction company is to provide high-quality original and benchmark buildings to target and be a leading company in the industry. The target in Tainan is mainly the middle and upper classes of society, mainly doctors. They pay more attention to the sense of art and taste. Therefore, the company's cases are more inclined to art clusters.
    One of the critical success factors of 9 Inkstone construction company is the ability to think from the customer's standpoint and customize unique designs to meet different customer needs. Having good construction teams can form a competitive advantage. Any construction project needs to accumulate experience curve for the team because a fixed team can improve the tacit cooperation and ensure the quality of the project. In addition, the one-stop vertical integration model also helps the case company grasp each link's quality.
