人們對居住的需求不斷地變化,傳統的開發模式正面臨著挑戰。傳統住宅開發需投入大筆資金,且執行流程繁瑣、參與者眾,需耗費大量時間進行計畫、溝通、整合;同時,一般消費者對居住品質要求持續提升、並對高房價現象產生反感,建築法規與稅賦也比以往更加嚴格與沉重。另一方面,都市老化問題使得都市更新、危老重建需求不斷增加。此時,住宅開發者必須尋求新的技術與方法,在滿足日漸複雜化的需求時,改善流程並降低資金取得上的成本,以確保執行效率,進而追求更高品質的成果。
對於住宅開發所面對的議題,群眾募資提供了一個有彈性、可取得低成本資金來源的機會。而區塊鏈技術的應用,增加了募資的可信度,並且在開發案之資產分配與轉移時複雜的紀錄,提供了解決的方案。同時,其去中心化、公開透明、不可竄改的資料紀錄方式與智能合約機制,在資訊安全、身分驗證、電子授權、合約自動執行等方面,可降低對第三方中介者的需求,改善各類流程的效率。
本研究透過文獻回顧、IDEF0模型來分析開發流程中的資訊需求,提出一個導入區塊鏈技術的住宅開發群眾募資架構。接著,再設計一個危老重建案例,從流程、規模與分配上進行模擬,並假設在狀況發生時,與傳統流程之差異,分析其所能帶來的改善,之後再以案例情境問答的模式來進行架構驗證。最後,透過與相關領域專業人員訪談,收集各角度的意見,探討所提出架構之適用性。
在本研究提出的住宅開發募資架構中,透過區塊鏈技術與群眾募資,可改善開發階段的資金運用、資源與產權交換的流程效率,並進一步將去中心化的組織型態帶進住宅開發流程中,為產業帶來變革。
People’s needs for housing are constantly evolving, with traditional housing developments becoming increasingly outdated due to a number of challenges. In the face of these constraints, housing developers must seek new technologies and methods to meet increasingly complex needs, while improving processes and reducing the costs of capital acquisition to efficiently produce high quality, finished housing.
Crowdfunding provides a flexible and low-cost source of funding that can ameliorate some of the issues of housing development. And the application of blockchain technology has shown increased fundraising credibility, providing a solution for issues associated with asset allocations and transfers in development projects.
Building on these strengths, this study analyzes the needs of the housing development process through literature review and the IDEF0 model to propose a housing development that uses a crowdfunding framework using blockchain features. And then uses a model of reconstruction with urban unsafe and old buildings to examine how the framework improves upon traditional methods. This study provides case-based examples to demonstrate the feasibility of the framework, including interviews with professionals and gathering opinions from various perspectives to examine the applicability of the proposed framework.
This study is based on the needs of the housing environment and proposes a crowdfunding framework for housing development with blockchain features. The proposed approach differs from other discussions on the technological upgrading of individual industries. By integrating blockchain and crowdfunding strategies, this approach offers increased efficiency in fund utilization, resources, and property exchange in the development stage. Furthermore, the decentralized organizational structure will revolutionize the housing development process.
