  •   本研究針對15層(含)以上之高層集合住宅大樓公共設備耗電,經由調查、現場量測,以了解公共設備耗電之原因及各項公設用電之特性。解析其耗電原因後,並導入現階段商業運轉成熟之節能技術、產品或Know-How使其具有經濟價值之節能綜效。
      本研究以高雄及台南地區之高層集合住宅大樓為樣本,共計調查50棟案例大樓,並針對其中10棟大樓之公共設備區分為照明、動力、電梯、空調等項目進行用電量測。本研究經由調查、量測及案例節能評估後得知彙整如后:
     ‧高層集合住宅大樓公共設備用電為-長期穩定負載,不因季節更替而用電量有巨大變化。
     ‧公共設備主要耗電項目分別為:照明占33%、動力占28.8%、電梯占27.3%,三項設備合計占公設用電89.1%。
     ‧大樓住戶每戶每年平均分擔公共電費為4,556元,每戶每年平均消耗公共用電量為1,823度(KWH),公共用電占該棟大樓住戶專有之用電為37.85%。
     ‧採用現階段商業運轉成熟之技術、產品或Know-How導入集合住宅大樓,針對提升設備效率及強化管理機制,具有節能效益平均達17.9%,且可提升設備使用品質。
     ‧提升公共設備之照明及動力設備之整體使用效率,為現階段最具有經濟價值之節能可行方向。
     ‧公共設備耗電影響因子,主要與建築物規模、建築物配置、自然採光、設備效率,使用者需求及價值觀有關。
     ‧為安全及使用需求考量,眾多公設需保持全天候待機備用,不可關掉電源。
      這些待機備用之設備雖容量少,但數目多,經長期積年累月之使用,其耗電量相當可觀。
      本研究發現,高層集合住宅大樓其能源使用效率普遍偏低,具有節能操作空間,建議政府應儘速釐訂『集合住宅大樓實施節能措施』之補助辦法,並儘速執行落實,創造大樓住戶投入節能改善之誘因,以提升建築物能源使用效率,創造範疇經濟之價值,對降低住戶電費支出,提升居住品質及減少能源使用,做出貢獻。

      In order to understand the characteristics of energy inefficiency of public M&E facilities. This research investigate 50 high-rise apartment building (15 stories or over)in Kaohsiung and Tainan and then take more detail power consumption measurement including lighting, mechanics, elevator and air-conditioning. In 10 of these condos, the result of quantitative measurement and energy efficiency evaluation is described as follows:
      Energy consumption of public M&E facilities does not fluctuate with the season.
      The ratio of energy consumption of public M&E facilities are: lighting (33%), mechanics
    (28.8%), elevator(27.3%) and others(10.9%).
      Annual shared cost of public electricity per suite is NTD4,556 . Average annual energy
    consumption per suite is 1,823 KWH . Energy consumption of public facilities is 37.85% of that of the entire building.
      By use of the state-of-the-art technology to improve equipment efficiency and management,
    energy-saving effect can reach to 17.9%, simultaneously, the quality of equipment also be improved .
      Improving the overall efficiency of lighting and mechanical facilities are the most economic
    solution at the current stage.
      There are 6 main factors affecting the energy consumption of public M&E facilities:the scale and
    layout of the building, natural lighting, system efficiency, user requirements and attitude.
      For safety reason and user requirements, some facilities are required to be in a 24-hour standby
    mode. Although single-unit consumption is very few, but the long run power consumption is huge.
      Many high-rise apartment building M&E facility are low efficiency. Some enforcement policy should be promoted by the government. By the way, the residents can get the benefits of saving power consumption cost. The living quality also be enhanced.
