  • 本論文透過對房屋仲介人員的調查,主要目的在於了解高工作績效與低工作績效下的房屋仲介人員在「人際關係」、「情緒智慧」上是否有顯著差異;其次,再探討房屋仲介人員的「情緒智慧」與「人際關係」之間是否存在相關性。研究成果將提供建議,供房屋仲介性質公司作為參考。

    本研究採用問卷調查方式,藉由參考過去文獻以及以往的研究作為編制的依據,以台灣目前共八家房屋仲介公司的高工作績效房屋仲介人員及低工作績效房屋仲介人員兩群作為研究對象,以便利抽樣法方式進行調查,總共發出215份問卷,回收206份,無效問卷為60份,有效問卷為146份。

    資料分析利用EXCEL及SPSS等電腦軟體進行資料的整理及分析。所採用的統計方法包括敘述性統計(Descriptive Statistics)─次數分配及百分比、探索性因素分析(Exploratory Factor Analysis,EFA)、信度分析、推論性統計-獨立樣本T檢定(T-test)、皮爾森積差相關(Pearson's Correlation)等方法。

    研究結果顯示高低工作績效房屋仲介人員在「人際關係」的各構面上皆具有顯著差異、高低工作績效房屋仲介人員在「情緒智慧」的構面上則具部分顯著差異以及「情緒智慧」與「人際關係」在各構面之間皆具有顯著相關。

    根據本研究結果對房屋仲介性質公司提出下列建議:建立起一個加強情緒智慧與人際關係測量的性向測驗,以利尋求真正的適任者以及高績效潛能的員工。

    This present study is to investigate whether there exists significant differences of the “Emotional Intelligence” and “Interpersonal Relationship” between real estate agencies of high and low job performance. Therefore, the main research purpose is to assure whether these two sorts of real estate agencies have significant differences among “Emotional Intelligence” and “Interpersonal Relationship”. Then, we want to find out whether there exists significant correlation among “Emotional Intelligence” and “Interpersonal Relationship”. Finally, we would provide meaningful conclusion and suggestion for real estate companies.

    We design a questionnaire consulted past literatures and scholars’ to carry out this survey. Real estate agencies of high and low job performances from eight real estate companies are selected and we distributed 215 questionnaires to those employees by convenient sampling. There are 206 questionnaires are returned, 60 questionnaires are ineffective, and 146 of them are effective samples. We adopted EXCEL and SPSS to analyze data. Statistical methods used in this study include Descriptive Statistics, T-test, Exploratory Factor Analysis and Pearson's Correlation.

    Results show that there are significant differences in Interpersonal Relationship and there are partial significant differences in Emotional Intelligence, and there are significant correlation between Emotional Intelligence and Interpersonal Relationship of those real estate agencies.

    Based upon the discovering from the research, suggestion is proposed. Build up a personality test that enhances measurement of Emotional Intelligence and Interpersonal Relationship, in order to find the most appropriate person or high job performance potential employees.
